A Historic Hardware Store Reimagined as an Office and Studio
For generations, the Swinney Hardware building was part of the daily life of downtown Tulsa. Rather than allowing that history to fade, TPC Studios transformed the historic structure into a modern office and studio that preserves the character of the original building while creating new opportunities for connection and creativity.
The project carefully restored and adapted the former hardware store, maintaining the architectural features and historic details that made the building a local landmark. Original materials, exposed structure, and industrial elements remain visible throughout the renovation, creating an authentic backdrop for contemporary office space and community events.
The design balances preservation with flexibility. Modern work environments support the day-to-day operations of TPC Studios, while adaptable studio spaces allow the building to serve the broader creative community. The result is a building that remains active and relevant.
More than a renovation, the project demonstrates how historic preservation can strengthen downtown districts by giving existing buildings new purpose. By investing in the Swinney Hardware building, TPC Studios helped preserve an important piece of Tulsa’s architectural history while ensuring it continues to contribute to the life of the city.
